Update on the Proposed Rezoning
We continue to advocate for:
Preserving some traditional single family zoning in Memphis In the proposed new zoning, only neighborhoods with lots of at least 10,000 square feet are allowed to remain single family. These large lot neighborhoods are primarily in East Memphis, with some slight representation in Raleigh and Whitehaven. The vast majority of the city’s traditional single family neighborhoods will be subject to multi-family intrusion. Homeowners seeking a single family neighborhood will have to buy outside the city limits.
Preserving the Residential Corridor designation The new zoning will eliminate Residential Corridors. This risks irreversible damage, including the loss of our tree canopy and allowing the lot-by-lot conversion of residential streets to commercial zones, in some cases with no public notice or public hearing.
A fair process for all property owners The Division of Planning and Development will mail a public notice to every property owner which explains the proposed rezoning of their property. The notice must also clearly explain the right to appeal to City Council, and how to engage that process.
A reasonable compromise A new RN zoning district must be added for traditional single-family neighborhoods (lots smaller than 10,000 square-feet). Attracting new residents is difficult in a city without diverse neighborhoods.

Talk with your neighbors. The appeal process will work for individual property owners, but is most effective if neighbors on a block or in a neighborhood association work together.
There is time to make a plan for your appeal. Public Notices will not be mailed for several weeks.
