Below is a brief synopsis of the meeting.

MidtownMemphis.org is happy to report that we had a real productive meeting last night with the Office of Planning and Development. Basically, for two hours they answered questions. Sometimes we drilled down on a particular issue, like cottages “by right” in R6 (1/3 of the city's parcels are R6). They agreed to consider several suggestions we had.

We’ll share this great suggestion that Don Jones had:
Rely on the comprehensive plan, Memphis 3.0, which identifies various anchors throughout the city and unincorporated county. Associated with these anchors is a Degree of Change Map which identifies anchors that are strong and also those that need some public and private investment. Instead of a blanket approach that creates a “by-right” housing style and reduced lot, consider using 3.0 to identify areas that need this treatment and then use the zoning process to change the zoning where the Degree of Change Map indicates the change is warranted.

It was great to have a dialogue, and the zoning change process continues Thursday 11/10 at 9AM at the Land Use Control Board (City Council chambers, if you’d like to attend), and we’ll have time for further input along the way.

MidtownMemphis.org really appreciates John Zeanah and Brett Ragsdale for coming out and having a friendly, open public discussion, and thanks to all the interested parties who have commented and those who turned out--we filled the room to discuss zoning!
